Chimney repointing

When the mortar goes,
the water comes in.

A stack sits in the worst weather on the house with nothing sheltering it. Once the joints erode, rain gets into the brickwork and tracks down inside — and the damp patch that turns up on a bedroom ceiling or a chimney breast usually started up here years earlier.

Raked out, refilled and struck — course by course, bottom to top, then the flaunching recast around the pots.

  • A damp patch on the chimney breast or the ceiling below it
  • Sand and bits of mortar collecting in the gutter or on the flat roof
  • Grass or a weed growing out of the stack
  • Joints you can push a finger into, or gaps you can see from the ground
  • A pot sitting crooked, or flaunching that’s cracked and lifting

If the chimney is no longer used, a stack that needs repointing every few years is money going nowhere. It comes down to roof level, the roof is closed over with matching slate and the ridge runs through unbroken — and that’s one less thing on the house to go wrong.

Questions

The ones we get asked most.

How often does a chimney need sweeping?

Once a year for most people. If you burn wood hard all winter, or you’re burning house coal, twice a year is safer — once before the season and once part way through.

Do I get a certificate?

Yes, every sweep comes with one. Home insurers ask for it after a chimney fire, and most landlord agreements need one each year. It’s emailed to you the same day.

Will it make a mess of my front room?

No. Sheets go down, the fireplace is sealed and everything comes out through a vacuum. You shouldn’t be able to tell anyone’s been in.

How long does it take?

About 45 minutes for a straightforward sweep. A smoke test adds another 15 or so.

Do you sweep for landlords and letting agents?

Yes, and the certificate goes straight to whoever needs it for the file.

My chimney isn’t used any more — is that a problem?

It can be. An unused flue still lets water and birds in, and a stack that’s never looked at is the one that ends up needing repointing or taking down. Worth a look either way.
